Moving from California to Vancouver Island is no easy feat.
We had the unique opportunity to be connected with Shannon through another real estate agent in Comox. We had been chatting with him for about a year and when we decided to look closer to Victoria he didn’t hesitate to connect us with Shannon. During our island house hunt we also had an unfortunate accident that laid one of us up in the hospital for weeks. We first met Brittany (B) within weeks of arriving in Nanaimo. She was referred to us by our first landlord. From the very first moment we met, she was very professional with respect to her duties and responsibilities as agent, as well as how she would be compensated, which we interpreted as a very good signal of honesty. Another important quality that was demonstrated in our first interaction was … her patience to deal with people that had a very limited idea of what buying a house entails ! After our first meeting, we started visiting properties. At this stage, we learned about the market, price ranges, what to look for in the condition of a house, etc. B was very “pedagogical” with us, since as first-time home buyers, we knew almost nothing about the stages in the process of buying a home; she would take the time to explain slowly what things meant. This helped us become better informed buyers and set “rational expectations” for what was to come after, especially with respect to price. And this process of seeing many houses together was I think critical, because through our many interactions, B learned what type of property we were looking for and better targeted her search efforts for us. Brittany knows the market and the area very well, and this includes recommending the services of other professionals involved in the house purchasing business. For example, we secured our first mortgage through a home financing advisor (Mr. J.H.) that was referred to us by Brittany: he was not only able to secure the mortgage in a relatively short period of time, but under very favourable terms; that is, (believe it or not) by putting the interest of the borrower first. I say this because I was checking posted mortgage rates daily at the time and I know we got a good deal on our rate. So, this experience evidenced the fact that the professional service we were getting from Brittany extends to her network of professionals. And this was later again proven true when through another of Brittany’s contacts we obtained a good home insurance quote. When we reached the stage of putting offers, she explained to us how the process works, what to expect, and took care herself of generating the necessary legally-binding documents (electronically) very efficiently (in a fast-paced market this is a must). Also, we appreciated her explanation of the potential trade-offs and strategic behaviour that was at play at the moment, which eventually helped us become better bidders and secure the house we bought. And when our offer was accepted, Brittany helped (once again) to engage (i.e., recommended) a very efficient machinery of professionals to help get the deal done (house inspection, home insurance, title insurance, lawyers, etc. ). She even took care of retrieving the necessary information from the City to make sure there were no “problems” with the property. Overall, after almost a month living here, we are very happy with our purchase: we feel we got very good “value”. And this was possible to a very large extent due to Brittany’s actions.

My husband and I have worked with Shannon for 3 transactions now.
We bought an almost new build in 2018 with her help, and both bought and sold homes in 2024 with her help. All were completely different transaction styles and I’d like to highlight how she helped and handled all 3 very different scenarios. The first purchase was in a fast moving and aggressive market, and she was able to help us be competitive, informed, and confident. It was obvious to us that she excelled in taking the time to explain each part of the process carefully and professionally. She also helped us consider carefully the many pros and cons a home may have that we didn’t see on our own. She was able to be very objective and realistic and was not distracted by staging, and wasn’t easily intimidated by other realtors during negotiations. We decided to use her again while looking for a property with more land and a completely different kind of build, and she took the time to really understand what we were looking for and found exactly what we wanted. This purchase was a 1940 build that needed an immense amount of consideration for restoration and repairs. Shannon’s experience really showed through as she was able to give us ballpark numbers to work with to help us understand what we were taking on both financially and as a timeline. She also made excellent referrals to different trades and inspection types. She also thankfully correctly encouraged us to get an oil tank inspection that we would have completely missed without her. She navigated multiple price and term negotiations for us and we felt completely confident that she knew when to push and when to comply to secure our purchase and maintain integrity with the sellers so that they would keep negotiating with us until both parties were happy. Our third transaction was again a completely different situation, the sale of our semi-custom ocean view home that we had purchased in 2018. The market was very tough and prices were decreasing and getting potential buyers in the door was exceptionally challenging. She helped us work out an appropriate sale price we were comfortable with, and helped us navigate changing the pricing a few times to accommodate the speed we were hoping to sell our home, while maintaining the amount we wanted to get out of the sale. She reached out to buyers locally, on the mainland, and even in other provinces to help us gain traction. She took out ads, used social media, and offered multiple open houses. Susan is amazing. I initially contracted her to help me purchase a small home after my separation. And what a journey we went on together from there! After finding out I would not be bought out of my existing home as expected, she immediately switched gears and became my seller’s agent, helping me prep our family home for sale. From advice on pricing to staging, she made that house look as amazing as it possibly could for sale. Unfortunately, we listed in March of 2020 – right when the pandemic lockdown hit. Even so, Susan pushed hard to keep bringing eyes through the house virtually, and following all guidelines for those still willing to view in person. After all that, an offer from the other party who owned the home with me unexpectedly came through, and Susan graciously released me from our seller’s contract to allow me to accept the offer so my ex partner and my children could keep that home. When the transfer of ownership on my old home finally closed half a year later, Susan jumped right back into the buyer’s agent seat, walking through all kinds of crazy run down homes with me (buying as a single parent is rough!) She encouraged me to view strata which I was initially against, and one day pointed out a townhome that I felt would have been just barely out of my budget. She gave me creative ideas to put in an offer despite not quite having the money I needed. Somehow, magically, I ended up buying this absolutely amazing 3 bedroom townhome, and I am just entering my sixth month here. I am absolutely in love with this place, it has been perfect for me and my children, and I honestly credit Susan largely with helping me get here.
