Did You Know??

Real estate is so much more than opening doors and writing offers. There’s a lot that happens behind the scenes, along with plenty of little things about us that you may not know!

1. Did you know that many move-in ready homes in good locations are still receiving multiple offers?

While the market may feel a little more balanced than it did a few years ago, that doesn’t mean every home is sitting around waiting for a buyer. Well-priced, move-in ready homes in desirable locations can still generate a lot of interest — and in some cases, multiple offers. The key is that buyers are being much more selective. Homes that check the right boxes, are priced appropriately, and don’t require a long list of updates tend to stand out. It’s a great reminder that even in a more balanced market, pricing, presentation and preparation still matter!

2. Did you know that Shannon’s favourite food is French’s mustard?

Okay, this one has absolutely nothing to do with real estate… but we thought you should know! Shannon is a BIG fan of French’s mustard. We’re talking the classic yellow kind — no fancy substitutions required. It’s one of those random little facts that you might not expect to learn from your real estate team, but now you know! And if you ever find yourself wondering what to bring Shannon for a thank-you gift… well, we may have just made that decision very easy. 💛

3. Did you know Brittany was a goal coach for lululemon and helped operate an oil consulting company before becoming a REALTOR®?

Brittany’s career path to real estate has been anything but traditional! Before becoming a REALTOR®, she worked as a goal coach with lululemon, where she helped people set meaningful goals, create a plan and stay accountable along the way. Goal setting and personal growth have long been an important part of lululemon’s culture, so it’s no surprise that those skills have followed Brittany into her real estate career.

She also spent time helping operate an oil consulting company, gaining experience on the business and operations side of things. From coaching people through their goals to navigating the moving pieces of a business, Brittany’s past experiences have given her a pretty unique toolkit. Today, she gets to bring all of those skills together to help clients navigate one of their biggest goals of all — buying or selling a home!

Monthly Home Maintenance Tip – Test You Smoke Detectors

This is an easy, small task that plays a big role in keeping your home safe.

Here’s a quick checklist:

✨ Press the test button on each unit to make sure the alarm sounds

✨ Replace batteries if the signal is weak or it’s been over 6 months

✨ Check expiry dates—most detectors need replacing every 7–10 years

✨ Make sure units are installed in key areas (bedrooms, hallways, and each level of the home)

It takes just a few minutes, but it’s one of those simple habits that protects what matters most—your home and the people in it!

Market Update

The real estate market is always evolving, and one of the things we enjoy most is helping our clients understand what we’re seeing—not just through statistics, but through the conversations we’re having every day with buyers and sellers across our communities.

Here are a few trends we’ve been noticing this year.

People are waiting for the right move.
Many homeowners aren’t feeling pressured to move. Instead, they’re waiting for the home that truly fits their next stage of life—whether that’s downsizing, finding more space, or purchasing their forever home. We’re also seeing many people in a holding pattern, waiting to sell before they buy. Overall, buyers and sellers are taking a more thoughtful, patient approach to their decisions.

Move-in ready homes are attracting the most attention.
One trend has become very clear: homes that are well-maintained, updated, and move-in ready continue to stand out. Buyers appreciate homes where they can simply unpack and start enjoying their new space. The time and care homeowners have invested over the years is paying off with stronger interest and, in many cases, faster sales. Homes requiring significant updates or deferred maintenance can still sell, but buyers are carefully considering the additional time and cost those projects require.

Pricing has never been more important.
Today’s buyers are well-informed and know the market. They’re comparing homes closely and looking for value. Properties that are priced competitively are generating the most interest, while those priced above market are often being overlooked. A thoughtful pricing strategy remains one of the most important factors in achieving a successful sale.

Location continues to be a top priority.
We’re seeing plenty of people making moves within Nanaimo and throughout Vancouver Island, but buyers are becoming increasingly selective about where they want to live. Whether it’s being close to family, schools, walking trails, the waterfront, or everyday amenities, buyers know what they’re looking for and are less willing to compromise on location. Desirable neighbourhoods continue to see strong demand.

Every home—and every neighbourhood—is different.
One of the biggest misconceptions is that every listing should perform the same way. The reality is that location, price, property type, layout, and condition all influence how many buyers a home will attract and how long it may take to sell. That’s why having a knowledgeable local REALTOR® who will provide honest advice and realistic expectations is so important. Every move is unique, and the right strategy can make all the difference.

Whether you’re planning to make a move this year, next year, or you’re simply curious about what’s happening in your neighbourhood, we’re always happy to chat. Our goal is to provide honest advice, local expertise, and the information you need to make confident real estate decisions—whenever the time is right.

Did you know??

Real estate is so much more than opening doors and writing offers. There is a lot that happens behind the scenes to protect our clients, maintain professional standards, and ensure every transaction is handled properly.

Did you know that every offer involves detailed documentation—even if it doesn’t get accepted?
When we prepare an offer on your behalf, there is a significant amount of work that happens behind the scenes. Even if an offer is not accepted or a transaction does not move forward, the required paperwork still needs to be completed, submitted, and reviewed through our brokerage’s processes to ensure everything meets the standards set by our regulator.

Did you know REALTORS® are constantly learning?
Maintaining our licence is an ongoing commitment. Every two years, REALTORS® must renew their licence and complete mandatory education requirements, along with additional learning hours in areas that help us continue to improve our knowledge and better serve our clients. The real estate industry is always changing, and staying current is an important part of providing excellent service.

Did you know real estate practices can vary across Canada?
Buying or selling a home in another province—or even another area—can come with different expectations and processes. Things like inspections, key handovers, contracts, and how property information is shared online can vary depending on where you are.

If you’re moving to Vancouver Island from another part of Canada, don’t worry—we’ll help guide you through the local process and make sure you understand what to expect every step of the way.
